Stay terms & conditions

Welcome to Grandpa’s Villa. By booking a stay with us, you agree to the following Terms & Conditions. We kindly ask you to read them carefully as they outline the rules of your stay, payment, and responsibilities as our guest.

Booking & Reservations
  • All bookings must be made directly through our website, authorized agents, or by contacting us.
  • A booking is considered confirmed once the required deposit or full payment has been received.
  • Guests must provide accurate information during booking (name, contact details, number of guests).
Check-in & Check-out
  • Check-in time: 2:00 PM onwards.
  • Check-out time: 12:00 PM.
  • Early check-in or late check-out is subject to availability and may incur additional charges.
Payment policy
  • A deposit (percentage or fixed amount) may be required at the time of booking.
  • Full payment must be completed before or upon arrival, unless otherwise agreed.
  • Payments can be made via bank transfer, credit/debit cards, or other accepted methods as specified.
Cancellation & refund policy
  • Cancellations made 14 days or more prior to check-in: Full refund.
  • Cancellations made 7–13 days prior to check-in: 50% refund.
  • Cancellations made less than 7 days prior to check-in: Non-refundable.
  • No-shows will be charged the full booking amount.
  • In special circumstances (illness, emergencies), management may offer flexible solutions.
Occupancy rules
  • Each villa has a maximum occupancy limit as specified at booking.
  • Only registered guests are allowed to stay overnight.
  • Visitors may be allowed during the day but must be approved by management.
Use of property
  • Guests are expected to use the villa and its facilities responsibly.
  • Parties, events, or loud gatherings are not permitted unless prior approval is granted.
  • Any damage to property, furniture, or equipment will be charged to the guest responsible.
Liability & safety
  • The villa is not responsible for accidents, injuries, illnesses, theft, or loss of personal belongings during your stay.
  • Guests are advised to keep valuables safe and ensure doors/windows are secured when leaving.
  • Use of the property facilities (pool, garden, kitchen, etc.) is at guests’ own risk.
Conditions for room rates
  • The above rates are nett and non-commissionable. Rate will be converted to LKR. at the government stipulated rates prevailing at the time.
  • The above rates should not be published on the internet by you or any other 3rd party.
  • Any increase in government taxes/levies would be applied on to the above rates.
